Commercial Roofing Project Manager

Overview:

As a Commercial Roofing Project Manager, you will oversee and manage all aspects of commercial roofing projects from inception to completion. You will be responsible for coordinating with clients, subcontractors, and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards. Your leadership, communication, and problem-solving skills will be essential in successfully executing roofing projects and maintaining client satisfaction.

Responsibilities:

1. Inspections and Estimating

Meet with clients for inspections on commercial repairs, reroofs, and bid projects.
Properly document issues using photos and notes using software provided by the company.
Assist internal team in developing estimates.
Ensure that project is in compliance with city code and manufacturer requirements.

2. Project Planning and Scheduling:

Develop detailed project plans outlining tasks, timelines, and resource requirements.
Coordinate with clients to understand project requirements, expectations, and deadlines.
Determine material needs.
Communicate with internal teams to arrange material and equipment order and deliveries.
Ensure that permits are issued.

3. Team Management:

Lead and manage project teams, including subcontractors and internal staff.
Assign tasks and responsibilities to team members and ensure they are completed on schedule.
Provide guidance, support, and mentorship to team members as needed.

4. Budgeting and Cost Control:

Develop project budgets and monitor expenditures throughout the project lifecycle.
Identify cost-saving opportunities and implement strategies to optimize project costs.
Review and approve project expenses and invoices.

5. Quality Assurance:

Ensure that roofing projects meet or exceed quality standards and specifications.
Conduct regular inspections to identify and address any issues or deficiencies.
Implement corrective actions to resolve quality issues and prevent reoccurrence.

6. Safety Compliance:

Enforce strict adherence to safety protocols and regulations on job sites.
Conduct safety meetings and training sessions to promote a culture of safety awareness.
Investigate and address any safety incidents or near misses promptly.

7. Client Communication:

Serve as the primary point of contact for clients throughout the project lifecycle.
Provide regular project updates and address any client concerns or inquiries promptly.
Manage client expectations and ensure their satisfaction with the completed project.

8. Risk Management:

Identify potential risks and develop mitigation strategies to minimize project disruptions.
Monitor project progress and proactively address any issues or challenges that may arise.
Keep stakeholders informed of project status, risks, and mitigation efforts.

Qualifications:

Proven experience in commercial roofing project management.
Strong knowledge of roofing materials, installation techniques, and industry best practices.
Excellent leadership, communication, and interpersonal skills.
Bachelor's degree in Construction Management, Engineering, or related field (preferred).
Ability to effectively manage multiple projects simultaneously.
Proficient in project management software and tools.
Certification in project management (e.g., PMP) is a plus.
Commitment to safety and quality excellence.
Strong problem-solving and decision-making abilities.
Ability to work collaboratively with diverse teams and stakeholders.
Valid driver's license and willingness to travel to project sites as needed.

Working Conditions:

The job may require working outdoors in various weather conditions.
Travel to project sites and client meetings may be necessary.
Occasional evening or weekend work may be required to meet project deadlines or address emergencies.

Job Type: Full-time

Pay: $85,000.00 - $110,000.00 per year
