Commercial Roofing on the Mississippi Gulf Coast

Gulf South Roofing installs commercial roof systems — standing seam metal, TPO, PVC and modified bitumen — across the Mississippi Gulf Coast from its Gulfport office. The company runs its own sheet metal shop, self-performs its crews, and has delivered public work for school districts and municipalities alongside private commercial buildings.

Capability

What we build for commercial owners

One contractor across the roof systems a commercial portfolio actually contains — with fabrication in-house, so the flashing matches the roof and the schedule is ours to keep.

In the order it happens on your roof

Six stages

  1. Standing seam metal roof on a Biloxi beachfront pavilion by Gulf South Roofing

    Metal roof systems

Standing seam and snap-lock formed on site with our own panel former — the seams land where the building needs them, not where a shipped panel ran out. Commercial metal has its own page.

  2. Single-ply membrane installed on a commercial roof

    Single-ply membranes

TPO and PVC, mechanically fastened or fully adhered, welded seams, installed to the manufacturer specification the warranty is written against.

  3. Low-slope commercial roof system on the Mississippi Gulf Coast

    Modified bitumen

Multi-ply toughness for the sections that take traffic — walkways, equipment aprons and roofs the maintenance crew lives on.

  4. A white silicone restoration coating over a sound commercial flat roof on the Mississippi Gulf Coast

    Restoration coatings

Silicone systems over sound existing roofs — capital deferred honestly, with a moisture survey first, never a coating over a wet deck.

  5. Ponding water found and documented during a commercial inspection

    Commercial inspections

Documented condition reports for owners, property managers and insurers — one format across a portfolio.

  6. Custom metal work taking shape in the Gulf South Roofing fabrication shop

    Custom sheet metal

Copings, curbs, gutters and trim fabricated at our Gulfport shop — including the profiles nobody stocks.

Gulf South Roofing does not complete a job until it is done right. They came in and followed up on resolving other issues with our standing seam metal roof done by another local roofing company. If you value integrity, professionalism, quality work, and competitive pricing, check out Gulf South Roofing.

Commercial roofing FAQs — Gulfport & the Mississippi Gulf Coast

What commercial roof systems do you install?

Standing seam and snap-lock metal, TPO, PVC, modified bitumen, and silicone restoration coatings.

The recommendation is driven by the building — deck, drainage, rooftop use and what sits underneath. Mixed-system buildings are common on the coast and are exactly what a self-performing contractor with in-house fabrication is for.

Do you work for schools and municipalities?

Yes — including the Long Beach School District CTE building and Biloxi’s municipal beachfront pavilions.

Public work runs on submittals, schedule certainty and closeout documentation. Our references will tell you how we delivered on each.

Can you re-roof our building while it stays open?

Yes. Sequencing for occupied buildings is planned with your facilities team before mobilization.

Tear-off is sized to what can be dried-in the same day, staging and access are agreed in advance, and the schedule is communicated as weather moves it — which on this coast, it will.

Is a restoration coating an option instead of replacement?

Over a sound, dry roof — yes, at a fraction of replacement cost. Over trapped moisture — no, and we will tell you so.

The moisture survey decides. Where a coating fits, it defers capital honestly; where it does not, quoting one anyway is how contractors buy warranty claims.

Do you handle commercial roof inspections?

Yes — documented condition reports for owners, property managers and insurers, in one format across a portfolio.

Inspections cover the field, terminations, copings, drains and penetrations, photographed and dated. See the roof inspections page for the full scope.

What area do you cover for commercial work?

The Mississippi Gulf Coast and the surrounding region, from our Gulfport office and shop.

Commercial engagements are scoped per project — if your building is beyond the immediate coast, ask. The office responds the same business day.
