Scope

What a commercial inspection covers

A commercial inspection is a scoped engagement with a defined deliverable: a documented condition report you can hand to a buyer, an insurer, or your own capital-planning spreadsheet.

In the order it happens on your roof

Six stages

  1. Commercial membrane field walked during a Gulf South Roofing inspection

    Membrane or panel field

Seam condition, punctures, blisters, fastener back-out and surface aging across the full field — photographed and located, not summarized.

  2. Commercial roof edge and coping line checked during an inspection

    Terminations and copings

Edge metal, parapet copings and wall terminations — where commercial roofs fail in wind, and where deferred maintenance hides.

  3. Ponding water documented on a commercial flat roof

    Drains, scuppers and ponding

Whether the roof drains as designed, and where standing water is telling you it does not.

  4. Rooftop units and penetrations surveyed on a commercial roof

    Penetrations and rooftop equipment

HVAC curbs, vents, pipes and abandoned penetrations — the most common leak sources on occupied buildings.

  5. Commercial roof surface assessed for trapped moisture

    Moisture assessment where warranted

Before any coating-versus-replace decision, we check for trapped moisture. A coating over a wet roof is wasted capital, and we will not quote one.

  6. Aerial documentation from a commercial roof condition report

    The documented report

Findings, photographs, locations and recommendations in one document — the same format across every building you manage.

When to call

Commercial inspection services across the Gulf Coast

Do you inspect for insurance claims and building sales?

Yes — that is most of this work. Documented condition before and after adjuster visits, and reports both sides of a transaction can rely on.

  • Insurance claims: Condition documented before and after adjuster visits, dated and attributed.
  • Selling: A condition report that answers the buyer’s roof question before it becomes a price question.
  • Buying: Know the remaining service life and the deferred maintenance before you close.

What to expect

How a commercial inspection works

  1. Scope

    Same week

Tell us what the report is for — a purchase, a claim, a capital plan, a leak nobody can find — and what the roof is. We confirm access, square footage and the systems on it.

You receiveA confirmed scope for the inspection
  2. Quote

    Up to 7 business days

The quote for the inspection is free and comes in writing. The inspection itself and the condition report it produces are a paid service — the scope and price are agreed before anyone climbs.

You receiveA written price for the inspection and report, at no charge
  3. Inspect

    Scheduled to your access

A project manager walks the roof: field, terminations, drains, penetrations — photographed and located as found.

You receiveFindings walked through on site where wanted
  4. The report

    Up to 7 business days

A photographed condition report: every roof section, its system and age, the defects found, and what each one means for remaining life. Written so it can be handed to an owner, an adjuster or another contractor without a translator.

You receiveThe condition report, ready to hand on
  5. Your move

    No obligation

Repair, restore, replace, negotiate, or file — the report supports whichever you choose. If you want a bid on the findings, we will price one.

You receiveOptions priced against remaining roof life

What commercial customers say

Elizabeth Irving
Gulf South Roofing has a great staff to work with. They handled our large job perfectly. They can do a lot of different things in their metal shop. I would recommend them highly for any of your needs.

Michael Powell
Gulf South Roofing does not complete a job until it is done right. They came in and followed up on resolving other issues with our standing seam metal roof done by another local roofing company. If you value integrity, professionalism, quality work, and competitive pricing, check out Gulf South Roofing.

Commercial roof inspection FAQs — Gulfport & the Gulf Coast

How much does a commercial roof inspection cost?

It is quoted per building — size, systems and purpose set the scope, and the price is fixed in writing before we climb.

Commercial inspections are a paid product with a defined deliverable, not a free-quote funnel. Call (228) 231-1630 or send the form with the building address and what the inspection is for.

What do I get at the end?

A documented condition report: photographs, locations, severity and recommendations, in one consistent format.

The report stands on its own — hand it to a buyer, an insurer, a board or another contractor. If you manage multiple buildings, every report uses the same structure so they compare like for like.

Can you be there when the insurance adjuster visits?

Yes. We document condition before and after adjuster visits and can attend the inspection.

We are the local contractor documenting what is actually on the roof, which is exactly why the documentation is useful: it records what is actually on the roof, from a local contractor with no stake in inflating it.

Do you inspect metal and steep-slope commercial roofs, or just flat?

All of them — membrane, standing seam, structural panel and steep-slope systems, in one engagement where a building carries several.

Mixed-system buildings are common on the coast. One inspection covers the whole roof plane, with findings organized by system.

What area do you cover?

The Mississippi Gulf Coast and the surrounding region, from our Gulfport office.

Portfolio engagements beyond the immediate coast are scoped per project — ask. The office responds the same business day.

Do you inspect homes?

Yes — residential inspections are free and have their own page under residential roofing.

This page covers commercial buildings. Homeowners: see residential roof inspections.
