Why shingles fail on a low-slope section

Many older Gulf Coast homes carry at least one section below the pitch shingle manufacturers allow. Shingles shed water; they do not hold it out. Below the minimum pitch, water sits, creeps sideways under the courses, and finds the deck — which is why that one section has leaked through three repair attempts.

Residential flat roof FAQs — Gulfport & the Mississippi Gulf Coast

Why can’t I just put shingles back on my porch roof?

Shingle manufacturers prohibit their product below a minimum pitch, and Mississippi building code does not allow it either — low-slope roofs hold water instead of shedding it.

Shingles work by overlapping and draining. Below the minimum pitch, water sits, wicks sideways under the courses and into the deck. That is why the section has leaked through every shingle repair, why every shingle warranty excludes low-slope installation, and why the state code requirement rules it out: a permitted re-roof of that section has to be a membrane system.

Which is better for a house — modified bitumen or TPO?

On a house it is usually modified bitumen — eight of ten low-slope sections we build on homes get it, because it takes foot traffic and suits the size of the section. TPO earns its place on the occasional larger, cleaner deck. The section decides, not a preference.

Both carry manufacturer warranties when installed to specification. Your estimate names the one we would put on our own porch in your situation, with the reasoning attached.

How much does a residential flat roof section cost?

It depends on the section’s size, deck condition and the membrane — the free estimate prices your actual section, line by line.

A section gets a section-sized price. We do not publish one-size numbers because they mislead in both directions, and we do not scale commercial systems onto porches to raise the ticket.

Do I need to replace my whole roof to fix the flat part?

No. The low-slope section can be rebuilt on its own, tied into your existing shingle or metal field with a properly flashed transition.

If the rest of the roof is near end of life anyway, we will tell you — doing both at once saves mobilization and puts one warranty over everything. But that is your call, made with the photographs in front of you.

How long does a residential membrane last?

Properly installed, 15 to 30 years depending on the membrane, drainage and sun exposure.

Ponding water and unflashed transitions are what shorten low-slope life on homes. Both are addressed in the installation rather than left for maintenance to catch.
