What does flat and low-slope roofing include?

A commercial flat roof is a drainage system with a membrane on top. Everything below decides whether the building stays dry: the deck, the slope to the drains, the terminations, and what happens where equipment penetrates it.

    Ponding is the enemy. We assess the deck, the slope to the drains, and the drains themselves before quoting a membrane over the top of a drainage problem.

    Single-ply systems attach either at the seams with plates and screws, or fully adhered to the substrate. We install both and specify which and why.

What is TPO roofing?

TPO (thermoplastic polyolefin) is the most common single-ply membrane in commercial roofing — a white, heat-welded, reflective sheet that is durable, energy efficient and fire resistant.

  • Welded seams: Hot-air welded into one continuous sheet — the seam is as strong as the field.
  • Energy efficient: Reflective white surface lowers rooftop temperature and cooling load.

    We walk the roof, photograph the field, seams, drains and edge metal, and check how water actually leaves it. Where a re-roof is on the table we take a core sample through the existing assembly — it is the only way to know what is under the membrane before pricing the work over it.

The recommendation is driven by the building: deck, drainage, rooftop use and what operates underneath. The bid names the system, the attachment method and the warranty so it can be compared line for line.

Which is better — TPO, PVC or modified bitumen?

None is better in general; each fits different buildings. TPO for most commercial roofs, PVC where chemical resistance matters, modified bitumen for small or high-traffic sections.

The honest answer depends on the deck, the drainage, what sits on the roof, and how the space below is used. The estimate names the system we would put on our own building in your position, and prices an alternative where one genuinely fits.

How long does a commercial flat roof last on the Gulf Coast?

A properly installed single-ply membrane typically runs 15 to 30 years; a silicone restoration coating adds years to a sound existing roof.

The spread depends on membrane thickness, attachment, drainage and traffic. Ponding water and unflashed penetrations shorten any flat roof; both are addressed in the installation rather than left for maintenance to catch.

Is a coating a real alternative to replacing my commercial roof?

Sometimes — a silicone coating over a sound, dry roof defers replacement for years at a fraction of the cost. Over a wet or failing roof, it is wasted money.

The difference is what is underneath. We check for trapped moisture before recommending a coating, and if the roof is too far gone we will tell you that instead of selling the cheaper line item.
