None of these improves on its own — but not every one means replacement. The photographs decide, and the inspection that takes them is free.

    Age of roof

    Coastal shingle finishes its service life in 15–25 years — UV, salt air and humidity see to it. Past that window, granule loss and brittleness accelerate, and repairs start costing money twice.

    Visible shingle damage

    Missing tabs, cracked or curling shingles, and bald spots leave the underlayment doing a job it was never meant to do alone. A few damaged shingles are a repair; a field of them is a countdown.

  3. Ceiling water stain traced back to a roof leak

    Leaks or water damage

    Ceiling stains, drips, and moisture in the attic. The stain is rarely under the hole — and a roof that leaks in one place on an aging field is usually preparing to leak in three.

  4. Limb puncture through shingles after a Gulf Coast storm

    Storm damage

    Wind-lifted tabs, limb punctures and hail bruising — much of it invisible from the ground and worse by the next rain. After any named storm, get the roof walked and photographed.

    A dipping ridge line or wavy field means the problem is under the shingles: decking or framing holding water weight it was never meant to carry. This one is never a shingle repair — have it looked at promptly.

What does an aging roof look like up close?

Heavy granule loss, weathered pipe boots and a chalky, brittle field — the roof equivalent of grey hair, arriving years earlier on the coast.

  • Granules in gutters: The shingle shedding its armor — normal at the end of life, alarming in year eight.
  • Split pipe boots: Rubber collars fail years before the field; on an aging roof they fail together.
  • Brittle tabs: Shingles that crack underfoot cannot survive the next repair.

Signs-of-replacement FAQs — Gulfport & the Mississippi Gulf Coast

How do I know if my roof needs to be replaced or just repaired?

Local damage on a roof with years left gets a repair; widespread brittleness, sagging, or a field failing everywhere gets the replacement conversation.

The photographs decide. A free Gulf South Roofing inspection documents the field, flashing and attic, and the recommendation comes with the evidence attached — about half end in a repair or a clean bill.

How old is too old for a Gulf Coast shingle roof?

Most coastal shingle fields finish their service life between 15 and 25 years, earlier than inland norms.

UV load, salt air, humidity and wind all age a roof at once here. Past 15 years, an inspection every couple of years is what catches the end of life before the ceiling does.

Is a sagging roof an emergency?

It is the most serious sign on the list — a structural issue, not a shingle issue. Have it inspected promptly.

A dipping ridge or wavy field usually means decking or framing has been carrying water weight. Do not wait on this one, and do not let anyone shingle over it.

What should I do after a storm passes?

Look for shingle debris in the yard and stains inside, then get the roof walked regardless — the damage that matters is invisible from the ground.

Post-storm inspections are free, photographed and dated, so the documentation is ready if an insurance conversation follows.

Does the inspection cost anything?

No — residential inspections and estimates are free, with photographed findings either way.

If the signs point to replacement, the estimate is written and line-item; if they point to a repair or to nothing at all, that is what you hear.
